If the apartment is too cheap, it will be taken too quickly, but the owner's profit is small. In order for the contract to be easily enforceable, and for the tenancy relationship to be taken seriously from the beginning, just as like taking a loan from banks, we conclude the contract with our tenants in a Court Settlement document before a notary. Thus, in the event of a legal dispute, lengthy litigation can be avoided, and the provisions of the contract can be implemented immediately. Thanks to this, we have no non-paying tenants. (For small apartments it is not always worth it, so it is optional for the owner's cost.)

We are searching for a new tenant free-of-charge in case of termination of the contract within the first 3 months: we are human and we can make mistakes, it may happen that after taking a lot of precautions, we still misjudge a tenant and have to evict them within 3 months, e.g. for illegal smoking. The 2-months deposit is the tenant's money, if he causes damage, it can be deducted from the deposit, however it is usually refunded at the end of the contract. We store these money in a separate deposit bank account so that they are always available and can be used immediately if necessary.
